Section What it answers Why it matters
Subject property What is being checked? Building, area, property type, size, quoted price, and buyer posture shape the comparison set.

Example Conclusion Format

The asking price appears supportable only if the buyer accepts the listed rent assumption and verifies the latest service charge. Comparable closed-sale depth is moderate, so the memo should be used as negotiation support rather than a final valuation.
