DealCheck produces a Property Intelligence Document — NOT a property valuation certificate. This document is produced for informational and decision-support purposes only. It is not a Taqeemi, RICS, or other regulated valuation. Do not use it as a substitute for a certified valuation where one is required.
DealCheck DXB provides automated decision-support intelligence based on available market evidence. It is not a certified valuation, financial advice, legal advice, or a guarantee of returns. The report is designed to aid a decision, not to make the decision for you.
Transaction data is sourced from Dubai Land Department (DLD) open data and used with attribution. DealCheck normalises, filters and models source records to produce decision-support analysis. Each report states its evidence window, methodology and limitations.
Source refresh timing depends on publisher availability and the controlled DealCheck promotion cycle. Every report states the as-of date or measurement window used; publication lag and thin evidence may affect a result.
DealCheck DXB is not a brokerage and does not receive a commission based on a property transaction. Revenue comes from reports and subscriptions. If a consumer explicitly requests or consents to a broker connection, DealCheck may route that inquiry to the relevant subscriber broker workspace. The broker remains responsible for any regulated brokerage service, advice, disclosures and transaction conduct.
DealCheck covers Dubai residential property: apartments and villas/townhouses, ready and off-plan. Hotel apartments and serviced residences are outside scope — the residential comparables engine does not apply to pooled hospitality stock.
Every lens in a report carries its evidence basis and confidence level. Where data is thin, the report says so — and compensates with the intelligence lenses the data can support. A report that pretends to know more than the evidence supports is worse than no report.
You must provide accurate account and workspace information, keep access credentials secure, and use only data and contacts you are authorised to process. The broker assistant may use a shared DealCheck WhatsApp pilot number. Messages must resolve to an authorised report and broker workspace; ambiguous or unscoped messages may be held for human review. Template-initiated WhatsApp features depend on Meta approval and consent/opt-out controls.
You agree that service notices may be sent by email or WhatsApp using the contact details you provide. Marketing or broker-routing communications require the applicable consent and must honour opt-out instructions.
If you upload Ejari, Mollak, listing, ownership, CRM, inquiry or other evidence, you confirm that you have the necessary rights and authority to provide and use it. DealCheck may extract and analyse that material to provide the service, but does not certify the authenticity, completeness or legal effect of an uploaded document.
Current prices and plan scope are shown on the Pricing page. Charges are processed by Stripe. Recurring subscriptions continue until cancelled according to the checkout terms. Refund eligibility is governed by the published Refund Policy. DealCheck does not store full payment-card details.
The Privacy Policy explains the information DealCheck processes, including WhatsApp messages and voice transcripts, CRM and inquiry imports, uploaded evidence, processors, broker routing, retention and rights.
DealCheck may be unavailable while sources, payment, messaging, hosting or model providers are unavailable, or while a listing requires review. To the extent permitted by applicable law, DealCheck is provided without a promise that every source, inference, estimate or delivery time will be error-free. Nothing in these terms excludes liability that cannot lawfully be excluded.
We may restrict or suspend access to protect users, data, service integrity or legal compliance, including for suspected abuse, non-payment or unauthorised messaging. You may stop using the service or cancel a subscription through the available account or support route; retention and deletion are handled under the Privacy Policy.
These terms are intended to be governed by applicable laws of the United Arab Emirates.
